How to get involved and to stay on top of things

  • As a tenant you have rights. Get online access to the application by emailing External link opens in new tab or windowLTB@ontario.ca with your name, address and reference application LTB-L-046620-25 and ask for access to application.  ( For 5 Fisherville the application number is # LTB-L-045783-25)
  • LTB will reply to you usually within a week, with a pin number where you can access the application at External link opens in new tab or windowhttps://signin.ontario.ca .  Where you can create an account, use your existing account or add application using the reference application  and the pin provided.
  • With this account you will now get to view the application, status and what Pinedale Properties Ltd. has provided to LTB in support of their application.
  • You will also get access to updates, and potentially be able to attend the hearing date electronically - by way of video link provided by the LTB.

To pay or not to pay?

Many people ask us if they should pay the 3% portion of the rate increase starting on January 1, 2026.


The Residential Tenancies Act along with the LTB state that we do not have to pay, because the AGI has not yet been approved and may never be approved.


Contrary to deceptive Pinedale suggestion, It does not have to be paid by tenants until the formal decision of LTB, issued after hearings or thereafter.  (visit our page The process to learn more)


Even if the AGI is granted, retroactive payment of the 3% increase must be approved by the LTB board.


Please note that if we start paying on January 1, 2026  it will work against us.

The LTB may interpret payment as tacit acceptance of the AGI and Pinedale’s application, and it may be used against us during the AGI hearings.

 

To be safe, you may put the 3% portion of the rent into your saving account, just to have funds available in case the LTB decision does not come in our favor.
