Here is what we know about our application so far:
- Application for an additional rent increase of 3% was filed by Pinedale Ltd. with Landlord and Tenant Board of Ontario on June 1, 2025. Reason for rent increase as was provided: "Capital expenditure work done in the residential complex".
- Letter to tenants notifying them on this rent increase was provided on September 17, 2025
- The letter was misleading and deceptive to say the least.
- It was designed to coerce tenants to pay quietly additional rent from January 1, 2026.
- There was no quotas provided for only 2% option.
- The process was not clearly explained, and the rights of tenants not explicitly detailed.
- The application was not provided by the landlord, leading to confusion and frustration among potential renters.
- In fact, as we learned from the Landlord and Tenant Board, YOU DO NOT have to pay the 3% rent increase until it is approved by the Landlord and Tenant Board of Ontario.
- There will be a hearing date, which could be in 6 months, 1 year or longer. At which point each tenant or a group of us can voice our reply and/or concerns regarding the rent increase (refer to the Call for action page).
- We will organize our protest actions by gathering support from the community and contacting authorities for assistance.
- If the rent increase is approved it would be effective pending the approval order date which could be sometime after the hearing.

How to get involved and to stay on top of things
- As a tenant, get online access to the application by emailing
LTB@ontario.ca with your name, address and reference application LTB-L-046620-25 and ask for access to application. - LTB will reply to you usually within a week, with a pin number where you can access the application at
https://signin.ontario.ca . Where you can create an account, use your existing account or add application using reference application LTB-L-046620-25 and the pin provided. - With this account you will now get to view the application, status and what Pinedale Properties Ltd. has provided to LTB in support of their application.
- You will also get access to updates, and potentially be able to attend the hearing date electronically - by way of video link provided by the LTB.
